Tazar Management LLC Terms and Conditions

Last updated: October 21, 2026

These Terms and Conditions (“Terms”) apply when you use the online rental application, co-signer form, tenant portal, electronic lease signing, and emails and text messages of Tazar Management LLC (“we,” “us”). By using them you agree to these Terms and to our Privacy Policy. If you do not agree, do not use these services; you may contact us to apply on paper.

Who we are

Tazar Management LLC is a property management company and is the party you deal with for rental applications, co-signer forms, leases, the tenant portal and our text messages. These pages are hosted on lentiscapital.com, the website of our affiliate Lentis Capital LLC, a separate company that offers real estate investment opportunities. Using our rental services does not make you an investor and is not an offer or solicitation of any investment. Lentis Capital’s investment offerings are governed only by Lentis Capital’s own terms, privacy policy and offering documents. Your landlord is the owner named in your lease, which may be a company or fund affiliated with Lentis Capital.

1. Eligibility and accounts

  • You must be at least 18 years old and legally able to sign a lease or guaranty.
  • You must give your own, accurate information. Do not apply for someone else or enter another person’s information without their permission.
  • Personal links we send you (application, co-signer and sign-in links) are for you only. Keep them private; anyone with the link can see that form. Tell us right away if you think someone else used your link.

2. Rental applications

  • Every adult who will live in the apartment must submit their own application. Roommates applying together are kept together as one group application, and we review the group as a whole.
  • Every tenant must provide a co-signer (guarantor), who completes and signs a separate co-signer form. A co-signer guarantees the financial obligations of the lease, including any renewals or extensions.
  • All leases begin on September 1 and run for 12 months, ending August 31 at 12:00 noon.
  • Submitting an application does not reserve the apartment or create a lease. Applications are taken subject to earlier applications and to the owner’s approval. No lease exists until it is signed by every tenant and by the landlord.
  • We may accept or decline an application for any lawful reason, applied consistently. We do not discriminate on any basis prohibited by federal law or Massachusetts General Laws chapter 151B. Ask us if you need a reasonable accommodation.
  • If any information you provide is false or misleading, we may decline your application or, where the law allows, end a lease based on it.

3. Credit, background and reference checks

By submitting an application or co-signer form, you authorize us and our screening providers to obtain consumer reports about you and to verify your information with employers, landlords and references. If we take adverse action based on a consumer report, we will give you the notice required by the Fair Credit Reporting Act, including your right to a free copy of the report and to dispute it. Any use of criminal record information follows federal and Massachusetts law.

4. Money due before move-in

  • Under Massachusetts law (General Laws chapter 186, section 15B), at or before the start of a tenancy a landlord may require only: first month’s rent, last month’s rent, a security deposit no greater than one month’s rent, and the cost of buying and installing a new lock and keys. Amounts due are listed in your lease and addendum.
  • A security deposit is held in a separate, interest-bearing account in a Massachusetts bank, protected from our creditors. You will receive a receipt with the bank’s name and address and the account number within 30 days, and a statement of the apartment’s condition within 10 days after the tenancy begins (or after the deposit is paid, if later). You have 15 days to return the statement with any changes.
  • Interest on the security deposit and on last month’s rent is paid or credited as Massachusetts law requires. Within 30 days after the tenancy ends, the deposit and interest are returned, less only deductions allowed by law, with an itemized list of any deductions.
  • Any real estate broker fee is separate from these amounts and is described in the lease addendum and any agreement with the broker.

5. Lead paint and other disclosures

If the apartment was built before 1978, you will receive the Massachusetts Tenant Lead Law Notification and Tenant Certification Form, and any lead inspection reports or letters for the apartment, before you are obligated under the lease, as required by Massachusetts and federal law. Other required disclosures are attached to your lease.

6. Electronic records and signatures

  • You agree to receive documents and to sign your application, co-signer form, lease, addenda and guaranty electronically through BoldSign, under the federal E-SIGN Act and the Massachusetts Uniform Electronic Transactions Act (General Laws chapter 110G). Electronic signatures are legally binding, the same as handwritten signatures.
  • To sign electronically you need a device with internet access, a current web browser and an email address. DocuSign emails you a copy of each signed document; you can also download your lease in the tenant portal.
  • You may ask for a paper copy of any document at no charge, or withdraw your consent to electronic signing before you sign, by contacting us. Withdrawing consent does not affect documents already signed.

7. Tenant portal and maintenance requests

  • Use the tenant portal to report non-emergency repairs. For emergencies (no heat in winter, flooding or water leaks, gas smell, no power, fire or smoke damage, or a door that will not lock), call (617) 642-2221 right away; in danger, call 911. Do not rely on the portal, email or text for emergencies.
  • Describe problems accurately and include photos when you can. Photos you upload are used to arrange the repair and may be shared with the contractor doing the work.
  • By telling us whether a contractor may enter when you are not home, you give or limit permission for that repair. We may still enter as the lease and Massachusetts law allow, including without notice in an emergency.
  • Submitting a request does not by itself change rent or the lease, and does not limit any right you have under the State Sanitary Code or Massachusetts law.

8. Text messages (SMS)

Program: Tazar Management LLC Rental and Tenant Texts. We send texts about your own rental application (links and status), lease signing, maintenance updates, rent and renewal reminders, and building notices such as city inspections. You sign up for your own number only, by checking the texting box next to your cell number on our rental application or by turning texts on in the tenant portal. Roommates you list get their invitation by email and decide about texts themselves. Consent to texts is not a condition of renting.

  • Message frequency: varies; usually a few messages per month.
  • Cost: Message and data rates may apply.
  • Help: Reply HELP for help, or call (617) 693-5280.
  • Opt out: Reply STOP to stop all texts. You will receive one confirmation and no more texts. You will still receive emails about your application or tenancy.
  • We do not send marketing texts. Mobile numbers and texting consent are never shared with third parties for marketing.
  • Supported carriers include major U.S. carriers. Carriers are not liable for delayed or undelivered messages.
  • If you change or give up your mobile number, tell us or reply STOP first.

9. Contractors

Contractors who agree to receive job texts from us will receive job details, the tenant’s name and phone number, entry instructions and photos for each job, and must use them only to perform that job, keep them confidential, and delete them when no longer needed. Contractors may reply STOP to opt out of texts.

10. Your information

We collect, use and protect personal information as described in our Privacy Policy. You agree not to submit anyone else’s information without their permission.

11. Acceptable use

Do not misuse our online services. This includes submitting false or fraudulent information, uploading unlawful or offensive content, trying to access other people’s applications, leases or accounts, interfering with the website or its security, or using automated tools to access it. We may suspend access to protect our residents and systems.

12. Availability and limitation of liability

Our online services are provided “as is” and may be unavailable at times. To the extent the law allows, we are not responsible for losses caused by website outages, delayed or undelivered emails or text messages, or errors in information you provide. Nothing in these Terms limits or waives any right you have as a tenant under Massachusetts law, including General Laws chapters 186 and 239 and the State Sanitary Code, or any liability that cannot be limited by law.

13. Relationship to your lease

These Terms govern the use of our online services. Your signed lease, addenda and guaranty govern your tenancy. If these Terms conflict with your signed lease, the lease controls.

14. Governing law and disputes

These Terms are governed by the laws of the Commonwealth of Massachusetts and applicable federal law. Any dispute will be brought in a court of competent jurisdiction in Massachusetts, such as the Housing Court for the area where the property is located. Before going to court, please contact us so we can try to resolve the issue.

15. General

  • If any part of these Terms is found invalid or unenforceable, the rest remains in effect.
  • Our not enforcing any part of these Terms is not a waiver of it.
  • We may update these Terms. The date at the top shows when they last changed. Changes do not affect a lease, guaranty or application you have already signed.
  • These Terms and our Privacy Policy are the complete agreement about our online services.
