Tazar Management LLC Privacy Policy

Last updated: October 21, 2026

This Privacy Policy explains how Tazar Management LLC (“we,” “us,” “our”) collects, uses, shares, protects and keeps personal information about rental applicants, co-signers (guarantors), tenants, occupants and contractors. It applies to our online rental application, co-signer form, tenant portal, electronic lease signing, and the emails and text messages we send. By using these services you acknowledge this policy. Please also read our Terms and Conditions.

Who we are

Tazar Management LLC is a property management company. It manages rental apartments, takes rental applications, and signs leases with tenants. These pages are published on lentiscapital.com, the website of our affiliate Lentis Capital LLC, a separate company that offers real estate investment opportunities. Tazar Management LLC is responsible for this Privacy Policy and for the personal information described here. Lentis Capital’s investment offerings, and any information you give when investing, are covered by Lentis Capital’s own terms and privacy policy, not by this policy.

Information from rental applicants, co-signers, tenants and contractors is used only to manage rentals. It is not used to offer or market investments, and it is not shared with Lentis Capital for investment purposes. Some properties we manage may be owned by companies or funds affiliated with Lentis Capital; as the owner of your building, such a company may receive information about your application and tenancy only as needed to own and manage that property.

1. Information we collect

Information you give us:

  • Identity and contact details: full legal name, mobile phone number, email address and mailing address.
  • Government identifiers: Social Security number, used only for credit and identity screening.
  • Rental history: current and past addresses, dates of residence, and current landlord contact details.
  • Employment and income: occupation, employer, employer contact details, length of employment, salary and other income.
  • References: a personal reference and an emergency contact. If you give us someone else’s details, you confirm they agreed to it.
  • Household: roommates applying with you, occupants under 18 (names only) and pets.
  • Background question: your answer to the question about felony convictions, if asked.
  • Co-signer details: the co-signer’s identity, contact, employment and income information.
  • Tenancy records: your lease, addenda, signatures, move-in costs, maintenance requests, the photos you upload, and messages between us.

Information collected automatically: the date, time and IP address of each form you submit and of each consent you give (kept as a record of that consent), and the sign-in records of the tenant portal. The tenant portal stores a sign-in token in your browser so you stay signed in; it is not used for advertising. Our website may use cookies needed for it to work and basic, aggregate visit statistics.

Information from others: consumer reports and credit scores from consumer reporting agencies, and verification from employers, landlords and references you list. Where the law allows and with your authorization, we may obtain criminal record information through official channels.

2. How we use information

  • To process and decide on rental applications, including verifying identity, income and rental history and obtaining consumer reports.
  • To prepare, sign, store and enforce leases, addenda and guaranties.
  • To manage the tenancy: rent and deposits, maintenance and repairs, building notices, renewals and move-out.
  • To send required notices and records, such as security deposit receipts, statements of condition and lead law notifications.
  • To contact you by email, phone and text message about your application, lease and tenancy.
  • To protect our property, residents and staff, prevent fraud, and meet our legal, tax and insurance obligations.

We do not sell personal information, and we do not use it for targeted advertising.

3. Fair housing

We do not discriminate, and we do not use any information to discriminate, on the basis of race, color, religion or creed, national origin, ancestry, sex, sexual orientation, gender identity, age, marital status, familial status or children, disability, veteran or military status, genetic information, or receipt of public assistance or rental assistance (including housing vouchers), or any other class protected by federal law or Massachusetts General Laws chapter 151B. Under Massachusetts law we also do not refuse to rent to families with children because of lead paint. If you need a reasonable accommodation to apply or use our services, contact us.

4. Consumer reports and your rights under the Fair Credit Reporting Act

With your written authorization on the application or co-signer form, we obtain consumer reports to evaluate your application. If we deny your application, require a co-signer or a larger deposit, or take any other adverse action based in whole or in part on a consumer report, we will tell you, give you the name, address and phone number of the consumer reporting agency, and explain that the agency did not make the decision. You have the right to a free copy of your report from that agency within 60 days and to dispute any inaccurate or incomplete information with it. Consumer reports are kept confidential, used only for the rental decision, and disposed of securely.

5. Criminal record information

We consider criminal record information only as permitted by federal and Massachusetts law, including the Massachusetts criminal record (CORI) regulations, and we give individualized consideration to the nature and age of any offense. If we make a decision adverse to you based on criminal record information, we will give you a copy of that information and an opportunity to respond as the law requires.

6. Text messages

We send text messages only about a rental application you are part of, your lease and tenancy (for example maintenance updates, rent reminders and building notices), and only to people who signed up for texts themselves, for their own number: by checking the texting box next to their own cell number on our rental application, or in the tenant portal. We never sign anyone up on someone else’s behalf, and texts are not a condition of renting. Message frequency varies (usually a few messages a month). Message and data rates may apply. Reply HELP for help or STOP to opt out at any time; after you reply STOP you will receive one confirmation and no further texts. Routine texts are sent during daytime hours; urgent maintenance and safety messages may be sent at any time. We do not send marketing texts.

Mobile numbers and text messaging consent are not shared with, sold to, or rented to third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties, except the service providers that deliver our messages.

7. Emails

We email you about your application, lease and tenancy. These are service messages, not marketing, so you cannot opt out of required notices while you are an applicant or tenant. If we ever send optional or promotional emails, they will include a way to unsubscribe.

8. How we share information

We share personal information only as described here:

  • The owner of your building and our staff who need it to manage the property. The owner may be a company or fund affiliated with Lentis Capital; it receives this information only to own and manage the property, never to offer or market investments.
  • Service providers under contracts that limit their use of the information to providing services to us: electronic signature (BoldSign), text messaging (Twilio), secure database and file storage (Supabase), website and application hosting (Vercel and our web host), email delivery, and consumer reporting and screening agencies.
  • Contractors and vendors who perform maintenance: we share only what they need to do the job, such as the unit address, a description and photos of the problem, the tenant’s name and phone number, and entry instructions.
  • Co-signers and co-tenants receive the lease documents they sign, which show the names of everyone on the lease.
  • Legal and safety: courts, government agencies, attorneys and insurers when required by law, subpoena or court order, to enforce a lease, to collect amounts owed, or to protect the safety of any person.
  • Business transfers: a buyer or new manager of a property, so the tenancy can continue under the lease.

Non-payment of rent or failure to meet lease obligations may be reported to consumer reporting agencies, as stated in our lease addendum.

9. How we protect information

  • Social Security numbers are encrypted before they are stored, and staff see only the last four digits unless a full number is needed for screening. Each time a full number is viewed, it is recorded.
  • Our systems use encrypted (HTTPS) connections, private storage for documents and photos, and access limited to authorized people.
  • We protect personal information of Massachusetts residents as required by Massachusetts law, including the data security regulations at 201 CMR 17.00.
  • No system is perfectly secure. If a security breach affects your personal information, we will notify you, and the Massachusetts Attorney General and Office of Consumer Affairs and Business Regulation, as required by Massachusetts General Laws chapter 93H.

10. How long we keep information

  • Applications that do not lead to a lease are kept for up to two years, to answer questions or disputes and meet legal record-keeping duties, then securely deleted.
  • Leases, guaranties, deposit records and tenancy records are kept during the tenancy and for up to seven years afterward, or longer if a legal claim or the law requires it.
  • Consumer reports and Social Security numbers are kept only as long as needed and disposed of securely, as required by Massachusetts General Laws chapter 93I and federal disposal rules.
  • Maintenance requests and photos are kept with the property’s repair records.

11. Your choices and rights

  • Access and correction: ask what personal information we hold about you and ask us to correct anything inaccurate.
  • Deletion: ask us to delete information we no longer need. We may keep what the law or a pending legal matter requires.
  • Texts: reply STOP to any text, or change your choice in the tenant portal.
  • Paper copies: ask for a paper copy of any document you signed electronically, free of charge.

To make a request, email Bill@lentiscapital.com or call (617) 642-2221. We will verify your identity before acting on a request and respond within a reasonable time.

12. Children

Our services are for adults 18 and older. We collect information about minors only as the names of occupants listed by a parent or guardian on an application or lease.

13. Links to other websites

Our pages may link to other websites, such as BoldSign’s signing pages. Those sites have their own privacy policies, and we are not responsible for them.

14. Changes to this policy

We may update this policy. The date at the top shows when it last changed. If we make a material change, we will post it here and, where appropriate, notify current applicants and tenants.
